• To institute and practice good public relations with all members of the community.
• Perform daily rounds-check all mechanical equipment (fans, pumps, etc.) Monitoring and logging any water leaks from pipes of the common elements and report to Manager.
• Inspect and service minor repairs (plumbing, lights, etc.)
• Check and replace burnt lights in entrance canopy, lobby, hallways and stairwells. Locker rooms, amenities rooms, underground parking and exterior; electrical, mechanical and garbage rooms.
• Undertake the cleaning and maintenance of all indoor and outdoor common elements of the property.
• To assist and escort all trades people to work areas with instructions as directed by Manager, inspect the work and sign order only when work is completed satisfactorily.
• Removal of snow from all entrance pathways and sidewalks and stairwells, (salt and sand as required)
• Remove debris from parking area, stairwells and all outside areas.
• Monitor to ensure users are residents, enforce Rules and Regulations.
• Dispose of all garbage and monitor compactor and odor control system.
Keep garbage and recycling room clean and odor free at all times. To assist in the enforcement of all Corporation Rules and By-laws.
• To respond to, and resolve emergency situations, taking charge of all aspects of the building function in co-operation with the Manager.
• Perform any and all minor painting required on the common elements as requested by the Manager
• Reports to and receives direction from the Property Manager
